The building is located in a hilly area in the Municipality of Perugia. The villa is on three levels including a basement that houses the garage, the cellar and the technical room. The ground and first floors develop around a double-volume, loft space, which represents the fulcrum around which the house develops. Here the living room and the hearth are placed to represent the heart of the house. An elegant glass parapet in the loft area contributes, with its lightness and transparency, to unifying the central space.

The building was designed to achieve high levels of comfort and energy savings both in winter and in summer, the house is classified in Classe A4, the best class according to the new national energy certification, just after the NZEB buildings.

Particular attention was paid to the choice of materials and the attention to detail, for example the correction of thermal bridges (points of thermal discontinuity on the building envelope which determine cold areas in winter such as to cause condensation and possible formation of mold ).

The most used materials belong to the local building tradition: reinforced concrete, brick and wood, the materials and construction techniques have been combined and implemented to reach the standards of a building with high energy efficiency and high indoor comfort.

The roof, with sloping roofs, is made of exposed wood, insulated with natural insulators and covered with a layer of tiles and brick tiles. 20 photovoltaic panels (equal to a power of 6Kwp) and 3 solar thermal panels for the production of domestic hot water are integrated into the roof.

A VMC system (controlled mechanical ventilation) ensures the maintenance of an excellent quality of the air inside the rooms, contributing at the same time to energy saving through a high efficiency heat recovery unit.

The systems are completed by a low temperature radiant floor system, a heat pump generator and a home automation system that allows the integration of different functions such as: management, comfort, safety and communication according to the current standards of a “smart” home, with remote control via smartphone, tablet or PC.
